We’ve answered some of the most common questions students and parents ask about living at Hub Students Dundee. From booking accommodation and moving in to facilities, support and student life, our FAQ section is here to help make university living as straightforward as possible.
Booking
We are more than happy to accommodate groups as well as individuals. Where you’re not booking in a group, we understand your flat mates will be key to your experience so when you book as an individual, we will ask you a series of questions to help us to match you with the perfect flatmates.
We can’t guarantee, however the team on site do allocate on a request basis and make every effort to accommodate you, however the later you book the more difficult this becomes.
As long as you are 16 the day your tenancy commences and a full-time student you can move in.
No – We don’t take a deposit.
Instead, we ask for an Advance Rent Payment of 2% of your total rent to secure your room. This payment is credited towards your first rent instalment, so it’s not an extra cost.
An Advance Rent Payment is a small payment that secures your room and confirms your booking.
It’s not a deposit and it’s not an additional fee. It simply forms part of the rent you’ll already be paying and is deducted from your first rent instalment.
If your plans change before you move in, please contact us as soon as possible.
Cancellations are subject to our Cancellation Policy. Your Advance Rent Payment is used to secure your room and may not be refundable if you cancel.
If you’re unable to obtain your student visa, you may be able to cancel your booking by providing suitable evidence.
Guarantors
All students who wish to pay their rent by using an instalment plan are required to provide a qualified UK Guarantor. This provides us with the security and knowledge that the rent will be paid in full if you were to default on payment.
By agreeing to be a Guarantor you are signing a legal document stating that you agree to pay the rent and guarantee the behaviour of the resident if they default. Please do not sign this agreement if you do not wish to take on this responsibility.
International Students
If you do not have a UK-based guarantor, you can choose our Biannual Payment Option (two rent payments per year) when booking your accommodation.
We may also be able to offer alternative payment arrangements. Please contact the Accommodation team at Dundee@hubstudents.co.uk to discuss the options available to you.
We also work with third-party guarantor providers who can act as your guarantor for an additional fee, payable directly to them.

Please note that any fees charged by these providers are separate from your rent and tenancy agreement with Hub Students.
Yes, you are entitled to cancel your booking, but we will need you to provide proof for this.
Day- to Day Living
A bed and mattress (check the size for bringing sheets), a study area with a desk and a chair, bookshelves, wardrobe and plenty of storage.
Bedding is not provided with each room as most of our students prefer to bring their own, however you can order bedding and kitchen utensils from our friends www.unikitout.com to be delivered to your room prior to your move in.
Each kitchen has 2 fridges, 2 freezers, oven and a 4-zone hob. We provide a TV, sofas and bar stools for eating area. Everything else you will need to bring or order.
Yes – Your flat is your home while you’re staying with us, so of course you are allowed to have guests visiting you. If they are overnight guests, we recommend no more than 3 nights from 7.
Standard office hours are 9am to 5pm, Monday to Friday. Closed bank Holidays, we have an out of hours emergency number who can coordinate Security, Plumbers or Electricians.
Absolutely! We want our community to suit you, so we won’t force you to come to our events, but you are always welcome. If you have your own suggestions for us even better! Our common room is open 24hrs and has, pool table, ping pong, darts and a smart TV for all to use.
We have an excellent onsite laundry. It is app-based, allowing you to create and top up your account, which you can then to use by simply scanning the QR code on each machine.
Washing of clothes in your bathroom is strictly banned, water spilling as a result along with added moisture will cause damage to your room which may be chargeable.
You do – it’s your home!
Keeping your room and bathroom clean and tidy is your responsibility.
The shared area is a collective effort, either create a rota as a flat or work together.
We have cleaners at the end of each tenancy clean, but any excessive cleaning required will be chargeable.
Contact the Accommodation team if you would like to arrange regular cleaning of your room or flat, our cleaners can provide this at a separate cost payable directly to them.
Smoking is forbidden anywhere in The Hub buildings, this includes your flat, room or any of the corridors, stairwells or common areas.
There is a designated smoking area outside the building.
Absolutely, we can extend bookings by the week. If you are staying with us the following academic year, we give 1 week free.
If you are having any issues please contact the Accommodation team in the first instance, we will do all we can to help. In exceptional circumstances it may be possible to move you; however, we would look to resolve any issues with you all.
Ensure you have downloaded your Concurrent “resident app” there is a section for reporting maintenance. If it is an emergency and during office hours, contact the Accommodation team straight away or use the emergency number. If you email or pop in to tell us a bulb etc needs replaced, you will be asked to report on the app as this keeps track of all maintenance for us. The app contains a basic trouble shooting guide for some potential issues, as we appreciate maybe the first time you’ve lived away from home and are in a new environment.
No – Pets are not permitted under the terms of the tenancy agreement.
Yes – The courier should try your flat first by calling on intercom, we can receive packages on your behalf but recommend they are collected within 24 hours.
We do not accept food deliveries; these must be collected in person by you.
No – Normally this can be added on to another person’s policy such as parent or guardian.
Yes – We cover the communal areas each flat will need to decide between themselves how this is paid.
Yes – With the exception of TV licence but all electricity and internet are covered by us.
Yes – We cover the cost for you. You will receive information on creating a free account during check in, this allows you to connect 6 devices and auto links regardless of which flat you are in.
An Ethernet port is also available at your desk.
Moving In/Out
No – We require the first instalment to be made prior to check in. Communication is key, please contact the team as there are options available.
You will need to bring a form of ID, ideally a passport, driving licence or photo student card.
The Accommodation team will be in touch via email before contract start date with how to book a move in slot – just keep an eye out as we always send communications by email.
We do not arrange transfers, however, please do contact the Accommodation team at for advice on travel routes to Dundee from UK locations and airports etc. We are well connected for train/buses with a local airport right here in Dundee.
Contact the Accommodation team as this can be possible with a contract change/additional charge.
Yes – However, they must have a CE stamp and have a factory fitted UK 3 pin plug.
Unfortunately, any item that does not meet these rules will need to be confiscated to comply with our safety regulations, it will be stored safely and returned at the end of your tenancy.
If in doubt, please purchase when you arrive from overseas!
Yes – We have a small car park accessible via “Blinshall Street”. We recommend 15/20mins drop off after you have collected keys and had the short induction. After this we request moving your car or van to the council car park 100 yards away opposite the front of The Hub. We don’t advise offloading there as it would require you to cross a busy road.
Not a problem, we have security on site out with office hours for the first 2 weeks of the academic year. As long as you contact us, we can have them issue keys. Just ensure you show ID and come back the following day to meet the Accommodation team.
After the 2 weeks, if you plan to arrive outside of office hours you will need to stay in a hotel/hostel and return when the office is open.
The Accommodation team will be checking you in making sure all is in order, we have volunteers issuing keys and a brief induction. Or Maintenance team will be around in case of minor repairs.
We are a team of 5 so you will meet us all at some point!
Yes – But you will still have to pay rent for the full length of your agreed tenancy, even if you no longer live at your accommodation. Please refer to our cancellation policy.
Safety & Security
At Hub Students we want you to always feel safe.
All access gates and front door are locked and controlled by a key fob entry system.
We have CCTV coverage of every entrance/gate within the courtyard along with block access doors, ground floors of each block and lifts.
We operate a key fob entry system. You will be given a fob allocated to you which will allow access to pedestrian gates, laundry and the block you live in. Do not give this to anyone else and if you lose keys or fob notify the Accommodation team who will issue a replacement and cancel the old access.
Hub Students has been specifically designed to be used by students. These properties have benefited from significant changes in fire safety, building regulations and coherent fire and management strategies. We have extensive fire safety systems in place. We are audited regularly by external fire safety consultants to ensure safety and compliance.
Each flat is fitted with a full fire alarm system that’s monitored 24 hours a day. Detectors in each kitchen are sensitive to heat as per local regulations. All bedrooms, corridors and stairwells have detectors that detect heat, smoke and carbon.
It is forbidden to cover any of the fire detectors in anyway to prevent them working effectively.
During an activation if during office hours the Accommodation team will investigate each time, if outside of office hours the Fire Service and local Security company will attend.
We operate an “if in doubt, get out policy” all fire information can be found within your student app and handbook.
